The Rental Café gives advice on rental/sales returns and comparative market information. We also manage the online advertising of your property.
Finding a Tenant The Rental Café conducts reference checks and ensures that the
lease agreement is signed by rental tenants and landlords.
Property Administration Managing both tenant and property is a job in itself,
and to alleviate this stress we offer the following services:
- Finding suitable tenants for your properties and collecting the rent from said tenants.
- Ensuring prompt rental collection and accurate reporting.
Property Maintenance The Rental Café offers a 24 hour maintenance service to
both tenants and landlords, at contracted prices so there will be no extra
hidden costs.
Tenant Deposit Trust The company is registered with the Estate Agency Affairs
Board. All trust accounts are opened in terms of section 32(1) of the Estate
Agency Affairs Act, 112/1976.
Property Inspections During the time that the property is leased out the
owner/landlord can request up to 4 inspections.The Rental Café will facilitate
this. We will then complete a report for the owner/landlord.
Inventory on Occupation and Exit We will carry out a thorough inspection of the
property prior to occupation and will also carry one out once the lease has
expires. This inspection rules out any dispute over damage that may have been
caused during the period of the lease.
Utility Payments If instructed to do so by the owner of the property The Rental
Café will pay water, electricity and levies.
Comprehensive Monthly statements Comprehensive statements are issued to the
owner and tenant on a monthly basis.
Legal If the tenant fails to pay his/her rent, once due warning has been given,
The Rental Café will hand the matter over to a collection agency. The owner or
tenant can seek advice on this matter from The Rental Café.
